Australian-owned Sydney developer and builder Deicorp has received approval to construct a mixed-use residential, retail commercial building on the corner of Marquet & Mary streets in Rhodes.

Based on this approval, Deicorp is now applying to modify the design to deliver additional new apartments and affordable housing dedicated to essential workers.

Deicorp is committed to genuine community engagement on significant planning matters and is now seeking community feedback on the amendments to the approved design.

Marquet & Mary Specific Project FAQs

What are the benefits of this project to the community? Marquet & Mary will bring benefits to the community by introducing new retail and commercial amenities, affordable housing for essential workers, and a welcoming new plaza at ground level with cafes, providing more dining options for the Rhodes peninsula. Additionally, the ground floor plaza will offer a convenient shortcut to the Rhodes Central shopping centre, making it easier for residents to access essential services and enjoy local amenities. What is being done to manage the impact of the project on local traffic and parking? The project will incorporate 266 parking spaces for residents and over 20 additional spaces for retail customers, adhering to strict government regulations to maintain acceptable traffic conditions. With easy access to bus services, trains, and a future ferry wharf, reliance on cars is expected to minimise impacts to traffic congestion in the area. Are there plans to include larger apartments suitable for bigger families? Yes, the project includes plans for over 20% of the proposed dwellings to be three-bedroom apartments, specifically designed to accommodate larger families and provide ample living space. Will the height of the new building overshadow public spaces, such as McIlwaine Park? Qualified experts have undertaken an overshadowing assessment which it confirms that McIlwaine Park and Union Square will not be impacted by the new building. This ensures that these public spaces will continue to receive adequate sunlight and remain enjoyable spaces for the community. How will construction activities be managed to minimise disruption to the community? Construction activities will adhere to strict working hours set by Canada Bay Council, with no noisy activities allowed on weekends. Vibration and noise levels will be continuously monitored, and construction methods that minimise disruption will be employed to ensure the least possible impact on the surrounding community. How can residents provide feedback or raise concerns about the project? Residents can find more information about the project by reviewing this website or by visiting one of our drop-in sessions at The Connection in Rhodes on the following days:

What are the timelines for the different phases of the project? The project is scheduled to proceed as follows:
 
  • Demolition: July 2024
  • Early works:  August/September 2024
  • Building works approval: 2024
  • Building works start: March 2025
  • Construction completion: Second half 2027
What contributions will be made to local infrastructure? Deicorp will contribute approximately $5.2 million to Council and $2.1 million towards state infrastructure contributions. Deicorp’s contribution will go towards $65.9 million in infrastructure upgrades at Rhodes Peninsula. Key projects include:
 
  • Multipurpose courts at Rhodes East public school
  • Indoor recreation facilities at Rhodes Recreation Centre
  • River and swim site activations
  • McIlwaine Park upgrades
  • Walk and run track at Homebush Bay Circuit
  • New multipurpose community venue at Rhodes East
  • Upgrades to roads, pedestrian access ways, and street furniture
